Should you repair or replace your commercial AC?

Sometimes, wasting money trying to repair your dying AC just isn't worth it. You're usually better off replacing your unit completely when:

  • Your unit is nearing 10 years old. Most commercial ACs only last about 10–15 years. But your commercial AC might need to be replaced sooner than that if:
    • Your current system is over or undersized. Improperly sized units suffer a lot of stress, which can lead to early failure. Unfortunately, this is a common problem for commercial units because similarly sized spaces may need different size ACs depending on how the space will be used.
    • You have leaky ductwork. Leaks in the ductwork reduce the lifespan of your AC. Since some of the conditioned air is escaping out of the duct leaks, your AC will work harder to cool the space, which means more wear and tear on the unit.
    • You haven't scheduled regular maintenance. ACs that have been taken care of with annual tune-ups and regular air filter changes will last longer than those that haven't.
  • The unit's manufacturer warranty has expired. If your manufacturer warranty has expired on your commercial AC, repairs on the unit will be much more expensive. If a pricey part dies, like the compressor, you might just be better off putting that money toward a brand new unit.
  • The AC doesn't cool well anymore. If your unit doesn't keep your employees or customers comfortable anymore, it might be nearing the end of its life. If this is the case, you're likely better off getting a new, efficient unit that will provide higher levels of comfort and lower cooling bills.
  • Your unit needs frequent, expensive repairs. Here's a good rule of thumb: If multiplying the cost to repair your AC by the age of your unit is more than the cost of a new unit, consider replacing the unit altogether.
  • Your AC uses R-22 refrigerant and is 8+ years old. The older your AC is, the more prone it is to refrigerant leaks. Leaks are especially expensive if your unit uses R-22 refrigerant (also known as Freon™), as R-22 is no longer being produced in the U.S. For context, it could cost up to $1,350+ to recharge a 12-ton commercial AC with R-22.

When you should replace instead of repair your commercial heating unit

Questioning whether your commercial heating unit is worth repairing? It's usually better to replace your unit when:

  • Your unit is 10+ years old. If your commercial heat pump or furnace is nearing the 10- to 15-year mark, it's probably time to start considering a new unit. You may need to replace your unit earlier than that if:
    • Your unit is improperly sized. An over or undersized unit will undergo a lot of strain, which can reduce the lifespan of your unit. Unfortunately, we see this a lot in commercial heating units since spaces of similar size may need different sized systems because of how the space is used.
    • Your ductwork has leaks. Leaky ductwork will reduce the lifespan of your commercial heating unit. Leaks allow heated air to escape out of your ducts, which forces your unit to work harder to heat the area. This wear and tear puts more stress on your unit.
    • You haven't scheduled regular maintenance. Getting annual check-ups and changing air filters regularly makes sure your unit stays in tip-top shape. Plus, check-ups help detect problems before they turn into expensive repairs.
  • The manufacturer warranty is expired. If the warranty on your commercial furnace or heat pump has expired, that means you're stuck paying every repair out of pocket. Depending on the repair, you might be better off just putting that money toward a new unit.
  • The unit no longer heats well. Does your heating unit struggle to keep your employees or customers warm? That's usually a sign that the unit is getting too old. At this point, it's probably worth getting a new, efficient heating system that will provide more comfort (and lower energy bills).
  • Your unit needs frequent repairs. Here's a little tip: Multiply the cost to repair your commercial heating unit by its age. If that number is more than the cost of a new unit, you'd likely be better off buying a new unit.
